As we move through August, the property market across South Wales continues to demonstrate resilience despite ongoing economic uncertainty. With the Bank of England holding interest rates, house prices continuing to rise in Wales, and demand for quality rental properties remaining strong, there are still plenty of opportunities for buyers, sellers, landlords and investors.
Here’s our latest market update.
Bank of England Holds Interest Rates
The Bank of England has decided to keep the base interest rate at 3.75%, maintaining its cautious approach while monitoring inflation and global economic conditions. Although inflation has eased significantly compared to previous years, policymakers remain wary of rising energy prices and wider geopolitical uncertainty.
For homeowners and buyers, this provides welcome stability.
While mortgage rates remain higher than many became accustomed to before 2022, lenders have become increasingly competitive. Fixed-rate mortgage products continue to improve, allowing many buyers to budget with greater confidence.
For sellers, steady interest rates help maintain buyer confidence and reduce the uncertainty that often slows property transactions.
Wales Continues to Outperform the UK
One of the most encouraging stories this summer is the continued strength of the Welsh housing market.
According to the latest UK House Price Index:
- Average property price in Wales: £215,000
- Annual house price growth: 4.2%
- UK average annual growth: 2.7%
This means Welsh property values are currently increasing faster than the national average.
Affordability continues to attract buyers relocating from higher-priced regions of England, while local demand remains healthy across many areas of South Wales.
Markets such as Barry, Penarth, Cardiff and many Vale of Glamorgan locations continue to benefit from strong commuter links, improving infrastructure and excellent value for money compared to many parts of southern England.
The Sales Market
The sales market remains active, but it has become far more price-sensitive.
Buyers are taking longer to make decisions and are carrying out more research before making offers. Properties priced realistically are still attracting strong interest, whereas homes marketed above market value are often staying available for longer before reductions become necessary.
Well-presented homes continue to perform particularly well, especially those offering:
- Modern kitchens and bathrooms
- Energy-efficient improvements
- Off-road parking
- Gardens
- Ready-to-move-into condition
At Conrad Estate Agents, we’re continuing to see motivated buyers actively searching across Barry, Penarth, Cardiff and the wider South Wales area.
Our advice to sellers is simple: accurate pricing from day one remains the key to achieving the best possible result.
The Lettings Market
The rental market remains one of the strongest sectors within South Wales.
Demand continues to outstrip supply across many locations, particularly for well-presented one, two and three-bedroom homes.
Many tenants continue to face limited choice, resulting in:
- Shorter void periods
- Strong levels of enquiry
- Competitive rental values
However, landlords continue to face increasing legislation and compliance requirements.
Rent Smart Wales licensing, Electrical Installation Condition Reports (EICRs), Gas Safety Certificates, EPC regulations, deposit protection and changing legislation all require careful management.
For many landlords, professional management is becoming less about convenience and more about protecting their investment and ensuring full legal compliance.
Commercial Property
Commercial property across South Wales continues to present opportunities.
Demand remains strongest for:
- Small retail units
- Industrial workshops
- Storage facilities
- Mixed-use investment properties
Businesses are increasingly seeking flexible premises with manageable overheads, while investors continue to look for assets capable of generating reliable rental income.
Although some larger office markets remain subdued, well-located commercial properties continue to attract healthy interest where pricing is realistic.
What We Expect for the Rest of 2026
Looking ahead, we expect the market to remain relatively stable throughout the remainder of the year.
If inflation continues to ease, there may be scope for lower borrowing costs in the future, although the Bank of England has indicated it will continue to act cautiously.
In South Wales, we anticipate:
- Continued steady house price growth.
- Strong buyer demand for realistically priced homes.
- Ongoing pressure on rental supply.
- Healthy opportunities for long-term property investors.
- Increased focus on presentation and accurate pricing when selling.
Rather than the rapid growth experienced during the post-pandemic years, today’s market is rewarding well-informed buyers, sellers and landlords who take a strategic approach.
