1. Kerb Appeal
The viewing starts before the buyer enters your home.
As they approach the property, they’re already assessing its overall appearance. An attractive exterior creates a positive first impression and sets the tone for the rest of the viewing.
Before marketing your property, consider:
- Cutting the grass and tidying the garden
- Removing weeds
- Cleaning windows
- Moving bins where possible
- Cleaning paths and driveways
- Touching up tired exterior paintwork
- Making the entrance look welcoming
You don’t need to completely transform the exterior. The aim is simply to show buyers that the property has been cared for.
2. The Entrance and Hallway
The front door opens, and suddenly the photographs they’ve been looking at online become reality.
Hallways can sometimes be overlooked by sellers, but they’re often the first part of the interior a buyer experiences.
Shoes, coats, bags and everyday clutter can make an entrance feel considerably smaller.

Before buyers arrive:

- Avoid blocking windows with furniture or belongings

10. Whether the Price Feels Right
This is perhaps the most important point.
Buyers don’t view properties in isolation.
Before arriving, they’ve probably already looked at several competing homes on Rightmove and Zoopla. They may have viewed other properties that week and will naturally compare them.
They’re subconsciously asking:
“Would I rather have this house or another property for the same money?”
This is why correct pricing and good presentation work together.
A beautifully presented home can still struggle if it’s significantly overpriced. Equally, a realistically priced property that’s presented extremely well can create competition between buyers.
You Don’t Need a Perfect Home to Sell
One mistake sellers sometimes make is believing they need to complete every outstanding job before putting their property on the market.
That’s rarely necessary.
Every property has positives and negatives, and buyers have different priorities.
The objective should be to present your home at its best without unnecessary expense.
Before recommending major improvements, we’d always suggest speaking to an estate agent. Spending £10,000 on a new kitchen doesn’t automatically mean your property will be worth £10,000 more.
