September 2026 Property Market Update: Sales, Lettings & Landlord News Across South Wales

September has been another busy month across the South Wales property market, with activity continuing across residential sales, lettings and property management.

At Conrad Estate Agents, we’re seeing particularly strong interest in the rental sector, both from landlords looking to let individual properties and from portfolio landlords wanting a more hands-off approach to property management.

As we move into the final quarter of 2026, here’s our September update on what we’re seeing across Barry, the Vale of Glamorgan, Cardiff and wider South Wales.

The South Wales Rental Market

The rental market remains a major part of the property landscape across South Wales.

For landlords, however, achieving a good return isn’t simply about advertising a property at the highest possible monthly rent.

Pricing, presentation, compliance and speed of letting all matter.

A property marketed slightly above its realistic rental value can remain empty longer, potentially costing the landlord considerably more in lost rent than the additional monthly income they hoped to achieve.

This is why we continue to recommend that landlords consider the overall annual performance of their property rather than focusing solely on the headline monthly rent.

More Landlords Are Looking for Property Management

One trend we’re continuing to see is landlords wanting to reduce the amount of time they personally spend managing their properties.

Managing a rental property involves much more than collecting rent.

Contract-holder enquiries, maintenance issues, inspections, rent collection, arrears, compliance documentation, contractor appointments, and ongoing administration all add up.

For landlords with several properties, this workload can quickly increase.

Our Full Property Management service is designed for landlords who want to keep their property investments without handling the day-to-day management themselves.

We can assist with everything from finding a suitable contract-holder and setting up the occupation through to rent collection, inspections, maintenance coordination and ongoing management.

Is Your Rental Property Performing as Well as It Could?

The final quarter of the year is also a good opportunity for landlords to review their existing portfolio.

There are several questions worth asking:

  • Is the current rent still appropriate for the property and location?
  • Are all compliance documents complete and up to date?
  • Are maintenance issues being dealt with efficiently?
  • Are regular property inspections being carried out?
  • Is your current managing agent communicating with you effectively?
  • Do you have a complete record for each property?
  • Could you manage your portfolio more efficiently?

Even landlords with no intention of changing contract-holders may benefit from reviewing how their property is currently managed.

Small improvements across several properties can make a considerable difference to a portfolio’s overall performance.

Changing Letting Agents Doesn’t Necessarily Mean Changing Contract-Holders

Landlords sometimes assume they cannot change managing agents while their property is occupied.

That isn’t necessarily the case.

Subject to the terms of the existing agency agreement, management can often be transferred from one agent to another without ending the existing occupation.

This can be particularly useful for landlords who are unhappy with communication, maintenance management, reporting or the general service they are receiving.

We’re increasingly interested in working with landlords who want to consolidate multiple properties or complete portfolios under one management service.

Managing properties through one system can make rent reporting, compliance, maintenance, and communication considerably easier.

Property Sales Across South Wales

The sales market continues to provide opportunities for both buyers and sellers, but realistic pricing remains extremely important.

Today’s buyers have immediate access to competing properties, previous sold prices, asking-price reductions and extensive market information.

This makes launching a property at the right price particularly important.

The first few weeks of marketing are often when a property gets its greatest exposure.

Overpricing during this period can mean missing motivated buyers who may have been prepared to make an offer had the property been positioned correctly.

For sellers considering moving before the end of the year or during early 2027, now is a sensible time to start planning.

A valuation doesn’t mean you have to put your property on the market immediately. It can help you understand its current value and your options.

Commercial Property

We’re also continuing to develop our commercial property services across South Wales.

Commercial property requires a different approach to residential marketing, whether you’re dealing with a shop, office, warehouse, industrial unit or mixed-use investment.

Setting an appropriate rental value, understanding the property’s potential uses, and presenting the premises correctly can all significantly affect finding the right occupier.

If you own commercial premises that are currently vacant or approaching the end of an existing lease, we can provide a commercial rental assessment and discuss the best way to bring the property to market.

Looking Ahead to the Rest of 2026

Our biggest focus remains residential lettings and property management.

We’re continuing to expand the areas we cover and work with landlords ranging from those letting their first property through to experienced investors with larger portfolios.

Our objective is simple: make owning rental property easier.

That means helping landlords through the entire process — from marketing and finding a suitable contract-holder to rent collection, maintenance, inspections, compliance administration, and ongoing property management.

We also continue to provide residential sales and commercial property services throughout South Wales.
